Pre-Construction vs. Resale: The Core Difference

Buying a resale condo means buying a unit that exists. You can walk through it, assess the finishes, see the view, and know exactly what you're getting. Closing typically happens in 30–90 days.

Buying a pre-construction condo means purchasing a unit from architectural plans and a model suite. You're committing to something that will be built — and the timeline between signing and moving in is typically two to four years. In exchange for that time and some uncertainty, pre-construction buyers often get:

  • Lower entry pricing compared to where the completed unit would trade at resale
  • Staggered deposits that allow more time to build equity before closing
  • The ability to lock in today's price against a future market
  • First selection of the best units before public launch

For investors especially, the combination of leverage, time, and price appreciation has historically made pre-construction condos in Mississauga a compelling strategy.

How to Get Early Access

Not all buyers pay the same price or get the same selection. The pre-construction market has a hierarchy, and where you enter it matters.

Public Launch: The sales centre opens to anyone. At this stage, many of the best-positioned units — higher floors, corner suites, better views — are already gone. Pricing may also be adjusted upward from the VIP phase.

  • Closing costs and caps. Development levies and adjustments are real — make sure they're capped or that you understand the exposure.
  • Assignment clause. If your circumstances change before closing, can you sell your interest?
