TRREB released the September 2026 Market Watch on October 6. The headline numbers: 5,040 homes sold across the GTA — down 9.0% year over year — at an average selling price of $1,006,409, down 5.1% from September 2025. New listings fell faster than sales, dropping 14.4%, which tightened supply. But sales barely moved from August, so active listings climbed back above 26,000 at month end. This is still a buyer's market — and buyers who understand that have real leverage right now.

GTA-Wide: The Numbers at a Glance

5,040GTA Sales (-9% YoY)
$1,006,409Avg. Selling Price (-5.1%)
$860,000Median Selling Price

The gap between the average ($1,006,409) and the median ($860,000) tells an important story: half of all GTA homes sold for $860,000 or less in September. The average is pulled up by high-end detached sales in Toronto, Oakville, and York Region. If you're trying to picture the typical transaction, the median is the more honest number. The sales-to-new-listings ratio came in at 37.8% — below the 40% threshold that defines a buyer's market — meaning buyers still hold the negotiating advantage across the region as a whole.

Mississauga: Buyer's Market, Prices Down 4.1% Year Over Year

Mississauga's September data came in with 468 homes sold, an average price of $929,600 across all property types — down 4.1% from September 2025, though up 3.5% from August's level. Detached homes averaged $1,285,467. Condos averaged $500,192. Days on market came in at 36, and the city's sales-to-listings ratio of 34% places it firmly in buyer's market territory. With 1,371 new listings hitting the market and 2,408 active listings at month end, buyers in Mississauga have options and negotiating room — particularly in the condo segment where inventory has built up across the Hurontario LRT corridor.

For sellers in Mississauga: pricing accuracy is critical in this environment. At a 34% sales-to-listings ratio, roughly one in three listings is selling — which means overpriced properties are sitting. For buyers: the condo corridor and mid-range detached segment in communities like Erin Mills and Clarkson are where the most realistic opportunities exist right now. The LRT-adjacent market will eventually benefit from transit-driven demand, but the timing requires patience.

Oakville: Median $1.23M, Prices Down 5.4% Year Over Year

Oakville recorded 128 home sales in September 2026, with a median sold price of $1.23M — down 5.4% from September 2025. Properties sold at an average of 96.8% of asking price, and average days on market came in at 31. Like the broader GTHA, Oakville is running in buyer's market conditions. Glen Abbey and Joshua Creek continue to see consistent family demand anchored by school catchment priorities, but even in these historically tight sub-markets, buyers have more room to negotiate than they did two or three years ago.

$1.23MMedian Sold Price (-5.4% YoY)

96.8%Sale-to-List Ratio

A 96.8% sale-to-list ratio means the average Oakville home sold $38,000–$45,000 below list at the $1.23M median level. That's real money, and it's available to prepared buyers who understand the market. For sellers, it reinforces the message that list price needs to reflect today's data, not last year's comparables.

Milton: Median $897K, 31 Days on Market

Milton recorded approximately 113 sales in September 2026, with a median sold price of $897,000 and average days on market of 31. The median bidding came in at -$21,500 below asking — consistent with the buyer's market conditions running across the region. Freehold townhouses remain the primary entry point for buyers in this market, and the relative value Milton offers compared to Oakville and Mississauga continues to support steady demand from families and first-time buyers stretching from closer-in markets. Pre-construction activity from Mattamy and other Halton builders continues, with registrations building toward Q1 2027 releases.

31 daysAvg. Days on Market

The -$21,500 median below-ask figure is a practical negotiating benchmark for Milton buyers. Properties are transacting, but sellers are conceding. The GO Transit access, school quality, and Halton Region fundamentals remain intact — what's changed is the entry price, which has become more favourable over the past 18 months.

Hamilton: Prices Down 8% Year Over Year, Slowest Market in the Region

Hamilton had the steepest year-over-year price drop in our coverage area in September 2026. The average home sold for $714,420 — down 8% from September 2025 and down another 3.4% from August. Sales came in at 376, down 22.6% year over year, and days on market stretched to 46 — 15% longer than a year ago. The sales-to-listings ratio of 36% confirms buyer's market conditions. This is Hamilton's weakest year-over-year pricing since the post-peak correction began. Supply and demand both contracted in September, but demand fell faster.

$714,420Avg. Sale Price (-8% YoY)
376Sales (-22.6% YoY)
46 daysAvg. Days on Market

For buyers, Hamilton at $714,420 average remains the most affordable detached market in the GTHA by a meaningful margin. Stoney Creek and Ancaster continue to attract family buyers, and the downtown investor thesis — tied to McMaster, Mohawk College, and the waterfront pipeline — is structurally intact even as current conditions favour buyers. For sellers, 46 days on market and a 22.6% sales drop demands realistic pricing and serious preparation. Overpriced listings in this environment are not selling.

Pre-Construction: Builder Incentives Still Available

The buyer's market conditions running through resale are mirrored in the pre-construction space. Builders across Mississauga City Centre, the Oakville mid-rise corridor, and Hamilton's waterfront district are offering incentives — capped development charges, extended deposit structures, free upgrades — that reflect the competitive environment for developer sales. Several Mississauga City Centre projects have opened VIP and platinum access ahead of public launches expected through November. If you've been considering pre-construction, the current entry conditions are meaningfully more favourable than the 2021–2022 peak. Pre-launch access typically closes within 48–72 hours of opening — getting on the list before public launch is how you access the best pricing and unit selection.

What to Watch in Q4 2026

  • Bank of Canada rate decision on October 29 — any further easing will directly affect affordability and buyer confidence heading into year-end
  • October sales data — whether September's flat month-over-month trajectory continues or whether the fall market picks up momentum
  • Hamilton: watch whether the -8% YoY trend stabilizes or deepens — this is the market most sensitive to rate relief
  • New VIP/platinum launches in Mississauga City Centre and Oakville — October is peak pre-construction access season
  • Milton pre-construction releases for Q1 2027 — early registration positions you before pricing is finalized

The honest read on September 2026: it's a buyer's market, prices are lower than a year ago across every city we cover, and sellers who haven't adjusted their expectations are sitting on market. For buyers who are prepared and realistic, this is one of the more favourable entry windows the GTHA has offered in years. If you want a straight, data-backed read on what these numbers mean for your specific situation — whether you're buying, selling, or investing — I'm ready for that conversation.
